BEG Nichtwohngebäude is the part of the federal funding for efficient buildings that addresses non-residential buildings. The Federal Ministry for Economic Affairs and Energy is responsible; the funding is awarded by KfW. The current directive has applied since 21 July 2026 and runs until 31 December 2030. You receive the funding as a loan with a repayment subsidy.
Unlike funding programmes that pay out a pure grant, the refurbishment of non-residential buildings runs through loan financing here. The ceilings are tied to the net floor area of your building: up to €2,000 per square metre and a maximum of €10 million per project if you reach a new efficiency-building level.
What stands out is the depth of financing. Within these ceilings, KfW finances up to 100% of the eligible costs. Even a very capital-intensive refurbishment can therefore be covered entirely by the promotional loan.
Owners and investors in non-residential buildings are eligible to apply. You are funded if you refurbish an existing non-residential building or buy a newly refurbished efficiency building. Refurbishment and purchase are the two routes into this programme.
The hard condition is the age of the building. At the time of application, the building application or building notification for the existing building must be at least five years old. You can check this date yourself; it is on your building application or notification. If it is more recent, funding through this programme is not possible.
Two further conditions apply. After refurbishment, your building must fall within the scope of the GEG (Building Energy Act). And you, as the borrower, must actually bear the eligible costs yourself.
Funding goes to the energy-related refurbishment of your non-residential building into an efficiency building. The purchase of a newly refurbished efficiency building is funded as well. The refurbishment must go far enough for your building to reach a new efficiency-building level. The maximum amount depends on exactly that.
Eligible items are the energy-related refurbishment measures on the building and the costs of eligible ancillary measures. You can include VAT in the financing if you are not entitled to deduct input tax. Individual measures have their own cost framework of €500 per square metre of net floor area and calendar year.
You may combine the funding with other programmes as long as the same costs are not funded twice. Within the federal funding for efficient buildings there are further components that can be combined with it. Where federal funds are involved, the usual funding limits apply.
You receive a KfW promotional loan plus a repayment subsidy. The loan is paid out and repaid. The repayment subsidy reduces the amount you have to repay. This route is not a pure grant without repayment.
Up to 100% of the eligible costs is financed, limited by the programme’s ceilings. These limits follow the net floor area: up to €2,000 per square metre and a maximum of €10 million per project in total if your building reaches a new efficiency-building level.
On 21 July 2026, the funding rates for the repayment subsidies were reduced across the board by 10 percentage points. Anyone refurbishing today therefore works with lower rates than before that date.

A building that, by its intended purpose, is not predominantly used for living. What matters is the predominant use, not the name of the building. Use that to check whether your project belongs in this programme.
At KfW. Loan product 263 is provided for non-residential buildings. You apply through this product; KfW assesses the application as part of the product process and decides on the commitment.
Alongside the loan, KfW also offers a grant variant for non-residential buildings. This page describes the loan variant with a repayment subsidy. It is worth comparing both routes before you apply.
Yes, if it is part of the refurbishment into an efficiency building. It then counts among the eligible measures on the building. As a stand-alone individual measure, however, the funding follows whichever KfW product you choose for it.
For buildings up to 150 square metres of net floor area, the maximum funding amount is €28,000 per project. For larger buildings, the maximum rises in stages with the net floor area. The area of your building therefore determines the most you can receive.
No. For non-residential buildings, lighting as an individual measure has been discontinued. This is one of the changes that came into force with the new directive on 21 July 2026. Check whether your plans still rely on this individual measure.
Yes. From 1 February 2027, individual maximum funding amounts will be reduced in stages, thereafter on 1 February and 1 August each year. Refurbishing earlier secures today’s amounts.
